Oak Valley Project

A General Plan Amendment land use density designation from Single-Family Very Low to Single-Family Low as well as change in land use classification from Single-Family Agriculture and Light Agriculture to Single-Family with a minimum lot size of 7,500 square feet in an area comprised of 27.41 acres. The Oak Valley Subdivision proposes to subdivide 10.55 acres of the Project Area into 32 residential parcels. The Project Area includes the 200 Block of West Allen Avenue, 800 Block of North Cataract and a portion of the 700-800 Blocks of North San Dimas Avenue. An Initial Study/Mitigated Negative Declaration (IS/MND) has been prepared for the project that has been circulated for public review. The review will run from September 9, 2016 through September 29, 2016. The IS/MND documents are available below.

The proposed project includes the demolition of an existing 800-square foot dwelling unit and a detached 365-square foot garage to construct a new 900-square foot, single-story, single-family dwelling unit with a detached garage. The existing dwelling unit has been identified in the City's historical survey list as a contributor resource. The proposed new single-family dwelling will be designed with the same architectural design as the existing dwelling, Victorian cottage. The project site has an area of 3,500 square feet that requires variances to deviate from the City's development standards for the Single-Family Downtown Residential zone. The project is seeking a variance to allow the development of a nonconforming lot, to increase the allowable 35 percent lot coverage to 40 percent, to reduce the front yard setback from 20 feet to 10 feet, to reduce the interior side yard setback from 5 feet to 3 feet and to reduce the street-side setback from 10 feet to 5 feet to accommodate development of the site and wraparound front porch architectural feature.  The site is located at 123 N. Monte Vista Avenue.

An Initial Study/Negative Declaration (IS/ND) has been prepared for the proposed project and has been circulated for public review.  The review will run from October 13, 2017 thru November 1, 2017 at 5:00 p.m.  The IS/ND documents are available below:
