When Do I Need A Permit?

Permits are required when constructing, remodeling or enlarging a building or structure. Building permits are also required for other improvements to your property.


  • Construction of a building or structure, including accessory structures
  • Demolition of all or a portion of building or structure, including patio covers
  • Additions to buildings or structures, including patio covers
  • Garage conversions
  • Remodeling of a building requiring the addition or removal of all or any portion of a wall, window or door, or enlarging an opening for a window or door
  • Window installation, replacement or retrofit
  • Decks and balconies
  • Electrical work, including upgrade, repair or relocation of electrical panel, and including adding a new electrical circuit or extend existing
  • Plumbing work
  • Water heaters (replacing, relocating, or new)
  • Replacing water or sewer lines
  • Installing, expanding or relocating septic system
  • Irrigation systems (backflow preventer required)
  • Furnace or air conditioning system installing or replacement
  • Fences and walls greater than 6 feet in height
  • Retaining walls that are level on both sides greater than 2 feet 10 inches in height, (or retaining walls of any height that support a surcharge, such as a slope)
  • Roof installation, replacement or recover
  • Driveway installation or replacement, including driveway approach (the portion connecting to street)
  • Building a swimming pool, including above-ground pools
  • Building a spa (self-contained portable plug-in type spas require electrical permit)
THIS IS NOT AN ALL-INCLUSIVE LIST BUT SHOULD BE USED AS A GUIDELINE ONLY. Questions concerning your specific project should be forwarded to the Building & Safety Division at (909) 394-6260.


  • Projects that are cosmetic, such as painting, wallpapering, carpeting, cabinets and interior trim do not require a permit
  • Minor roof repair, such as patching a small area (where total repair is less than 10% of roof area)
  • Plumbing repair work such as replacing of washers and faucets
  • Repairing electrical fixtures on existing wiring, replacing switches, plugs and light ballasts
  • Pumping out contents of septic system

Homeowners - Did you know...

Did you know that you need a permit to replace, add or retro-fit windows? Even an above ground pool requires a permit. The purpose of a permit is to assure that construction complies with the California Building Code adopted by the City of San Dimas to protect health and safety, general welfare and your investment in your property.
