|The City of San Dimas provides grants or loans to eligible households in need of repairs to their home. Eligible households must be at or below 80% of Los Angeles County median income. Income guidelines are updated annually. The grant and loan programs may not be combined. Assistance for both programs is dependent upon fund availability. Priority is given to correct code violations, health and safety hazards, and to do repairs that make the home habitable. Due to limited funding, only repairs that are necessary are eligible. Eligible repairs are due to broken, inoperable condition, and not for cosmetic reasons.
To be eligible for the grant the home does not have to be owner-occupied, however, the household members must meet current income guidelines. The homeowner must also agree to allow repairs to be done to their home. The grant is up to $3,000 and does not have to be repaid. Properties listed in the San Dimas Historic Structure List are eligible for grants up to $4,000.
To be eligible for the loan program, the home must be owner-occupied for the term of the loan. The loan is due and payable when the homeowner no longer lives there, the home changes title, the homeowner refinances or takes money out of the property, or after 30 years. The loan is secured by a promissory note and deed of trust. The maximum loan amount is $40,000 at 2% simple interest. The loan amount is deferred for up to 30 years and there are no monthly payments.
